• $45 APPLICATION FEES ARE NON-REFUNDABLE. 

Rental Pre-Qualification Requirements

To be eligible for tenancy, all applicants must meet the following criteria:

1. Identification
A valid, government-issued photo ID is required. Acceptable forms include:

• Driver’s License
• State Identification Card
• Passport

2. Credit History

• Minimum credit score: 675
• No current collections owed
• No recent late payments reported on credit history

3. Income Requirements

• Combined net monthly household income must equal or exceed 2.5 times the monthly rent

4. Income Verification
Please provide documentation based on your employment and pay period type:

• If paid bi-weekly: 2 most recent pay stubs
• If paid weekly: 4 most recent pay stubs
• Self-employed applicants:
• 2 most recent bank statements
• 2 most recent tax returns

5. Screening Process

• Comprehensive background check
• Rental history verification
• Employment verification

Breakdown of Rental Application Fees:

$25 - Appfolio fee for the screening report.

$20 - Hourly admin rate to conduct background checks for each applicant.

3-4 hours of labor to complete background checks.

• We highly recommend you view the property and/or speak with the  a property manager before applying.

• All adults over 18 will be required to apply, and all will be financially responsible for making the required rent payments on time.

• If qualified, the application is good within our company for 30 days and may be transferred to another property you may be interested in.

• We do not accept off-island co-signers.
