Rental Pre-Qualification Requirements
To be eligible for tenancy, all applicants must meet the following criteria:
1. Identification
A valid, government-issued photo ID is required. Acceptable forms include:
- Driver’s License
- State Identification Card
- Passport
2. Credit History
- Minimum credit score: 675
- No current collections owed
- No recent late payments reported on credit history
3. Income Requirements
- Combined net monthly household income must equal or exceed 2.5 times the monthly rent
4. Income Verification
Please provide documentation based on your employment and pay period type:
- If paid bi-weekly: 2 most recent pay stubs
- If paid weekly: 4 most recent pay stubs
- Self-employed applicants:
- 2 most recent bank statements
- 2 most recent tax returns
5. Screening Process
- Comprehensive background check
- Rental history verification
- Employment verification
Breakdown of Rental Application Fees:
$25 - Appfolio fee for the screening report.
$20 - Hourly admin rate to conduct background checks for each applicant.
3-4 hours of labor to complete background checks.
