Rental Pre-Qualification Requirements

To be eligible for tenancy, all applicants must meet the following criteria:


1. Identification
A valid, government-issued photo ID is required. Acceptable forms include:

  • Driver’s License
  • State Identification Card
  • Passport

 

2. Credit History

  • Minimum credit score: 675
  • No current collections owed
  • No recent late payments reported on credit history

 

3. Income Requirements

  • Combined net monthly household income must equal or exceed 2.5 times the monthly rent

 

4. Income Verification
Please provide documentation based on your employment and pay period type:

  • If paid bi-weekly: 2 most recent pay stubs
  • If paid weekly: 4 most recent pay stubs
  • Self-employed applicants:
  • 2 most recent bank statements
  • 2 most recent tax returns



5. Screening Process

  • Comprehensive background check
  • Rental history verification
  • Employment verification




Breakdown of Rental Application Fees:


$25 - Appfolio fee for the screening report.

$20 - Hourly admin rate to conduct background checks for each applicant.

3-4 hours of labor to complete background checks.

ONLY 1 FINANCIALLY RESPONSIBLE ADULT APPLICANT PER HOUSEHOLD NEEDS TO APPLY.
